Access Statement for Duckling's Retreat



Aynsome Manor Park lies just under a mile from the beautiful village of Cartmel. Located on the Cartmel Peninsular, surrounded by rolling hills that tumble down to the coast, the village is picture perfect, with ancient buildings, an impressive medieval priory, a towering arch and a sweet, clear river all centred on the village square, along with a selection of fine pubs and restaurants, complimented by local food and artisan shops.

Ducklings Retreat is one of a group of adjoining apartments and cottages that flank a small, shared courtyard.
The building was formerly the old mill and is separate from the main park, which offers privately owned lodges.
It is a one bedroomed first floor apartment with access across a shared courtyard and via a public hallway and stairs.
The apartment is fully equipped, on one level, and with a walk in shower.

Key Collection, Welcome and Car Parking

  • Directions & Key entry & Contact information are all provided in the final confirmation once a booking is fully paid
  • There is an allocated parking place in a shared parking area (in close proximity to the courtyard entrance)


Entrance to Mill Building

  • The entrance to the mill building is down two steps and across a stone-paved courtyard. There is a threshold at the entrance
  • Once inside access is along a hallway and up stairs.


Public Areas - Halls, Stairs, Landings, Corridors & Lifts

  • The hallway, which is a metre wide is paneled and has hardwood flooring and the stairs, which are 700cm wide are carpeted, There is a hand rail on one side.


Entrance to the Unit

  • The entrance to the apartment is through a front door into a small lobby. There are hooks for coats, and a low level shelf


Lounge Area

  • Entry is through a wooden door. There is a hardwood floor covered in a large rug. There is a corner unit sofa, Scandinavian style chair and stool, small coffee tables and shelving.
  • A music system, TV, magazines, electric fire and adjustable heating are provided.


Dining Area

  • The dining area is open plan in the kitchen, with table and chairs.



  • The kitchen is open plan and is very well equipped. Tea, coffee, sugar and milk are provided.
  • It has a Miele oven, fridge, freezer, hob, extractor fan, microwave, kettle, hoover and cleaning materials


Bedrooms and Sleeping Areas

  • The bedroom has one double bed, 450mm high; it is a solid oak frame and storage space under, a dressing table and mirror. There are also fitted wardrobes and dressing table with drawers with mirror above
  • In the fitted dressing table there is a hair dryer, and there is an alarm clock radio on the bedside units, bedside lights and plenty of sockets for phone recharging etc


Bathrooms, Shower-rooms and WCs (En-suite or Shared)

  • The separate shower and toilet is off the lobby. There is under-floor heating, a heated towel rail and mirror.
  • The walk in shower is on the same level. It has a ‘rainfall’ style overhead and a handheld shower head


Grounds and Gardens

  • Outside the area around the duck pond is for all to share. There are shingled paths around the lodge park, a shared grass area and scattered benches around the site with views of the surrounding countryside, including the Priory and Hampsfell.
  • The enclosed sunny courtyard overlooking the little fountain feature also offers the opportunity to sit out and relax around chairs and table provided.
