RENTAL PRICE - OTHER COSTS
Prices shown below include all linen and towels. Beds will be made for your arrival. Most properties include gas & electricity, see individual details. The prices do not include the Damage Deposit or Damage Deposit Waiver, our Agency Booking Fee that currently is £29, or the current surcharge of 2% when making payment by credit card.
DAMAGE DEPOSIT/WAIVER - In addition to the rental, booking fee and any other charges for extra items, the property owner requires a security deposit.
Damage Deposit - The amount specified for this property is the maximum that may be claimed, from the Hirer, by the Owner via the Lakeland Cottage Company (LCC), up to 10 days following your departure. This relates to any damage, breakages, or cost of additional time spent cleaning where the property is not left in a reasonable state. Where costs incurred exceed the Damage Deposit amount, the Hirer remains liable for the excess. The Owner will claim the excess directly from the Hirer.
Damage Deposit Refund - Provided LCC does not receive a claim from the Owner, 10-days following departure, a notification will be issued advising you of the damage deposit being refunded in full; if a claim is made a partial refund may be applicable. If a credit card has been used to pay the damage deposit the incurred c/card surcharge is not refunded (see terms & conditions section 6).
Damage Deposit Waiver - Where available, this is a non-refundable, one-off, payment that the Hirer may opt to pay in place of the Damage Deposit when making their reservation and covers the Hirer to the same value as the Damage Deposit would have done, the Hirer remaining liable for any excess as per Damage Deposit.

SHORT BREAK BOOKINGS
Our normal short break season runs from the beginning of November through to the end of March, and in most cases excludes Christmas, New Year, School Half Terms and Easter weeks. During this time we offer three night weekend breaks commencing on a FRIDAY and departing on MONDAY. We also offer our mid week special breaks of four nights for the price of three during this period. These commence MONDAY departing on FRIDAY.
However some properties are now extending the shortbreak season, also offering short breaks during peak and premium weeks. You will be able to locate these by using the Search Availability box.
Normally at other times of the year (e.g. Easter through to October Half Term) we do try to accommodate short breaks, however these are only available at short notice and at the discretion of each individual property. Normally this means you can only reserve a short break during the week prior to holiday commencement. The minimum short break, if available, is three nights. The four night special rate does not apply during these periods and, where available, we will quote prices for breaks of four nights and above on request.

CHRISTMAS & NEW YEAR BOOKINGS
Christmas week may start on any day up to and including 21st December New Year week start dates 28th December. Please Note: Arrival time is 16.00hrs or 1700hrs and departure time is 10.00hrs unless specified differently on your confirmation.
