Set in the heart of the lake district, the Townson Ground Estate lies at the north east head of Coniston Water, offering easy access to the many areas of shoreline open to the public, along with excellent walks and a nearby village.

Owners Angela & Craig continue to delight in Garden House and endeavour to provide an Eco, local and fair-trade experience for their guest's enjoyment and comfort.

Garden House is one of a group of six adjoining, individually owned houses and cottages. The village of Coniston lies about a mile and a quarter around the lake, offering shops, cafes and a number of good pubs serving locally brewed ale.

Garden House adjoins Townson Ground House to the rear, providing a private aspect. Approached either by steps from the lane or a path from the car park, this little cottage looks out onto a sunny patio and lawned garden with a perfect view of the mountains.

The Living Space

Built all on one level, you enter into the sitting-dining room with contemporary furnishings, bright sunny windows and as a focal point, a cheery log burning stove for those cooler months, to settle in front of after a day exploring the local fells and enjoy a movie on the Smart TV.

The kitchen is compact and thoughtfully equipped having everything you need to prepare hearty dinners or light lunches, along with the Welcome Tray and delightful Breakfast and Coffee Suggestion Box that Angela leaves for her guests.

A separate private slate-built utility room at the driveway entrance offers laundry facilities, portable barbecue and storage for two bikes, canoes or kayaks for those guests that wish to bring them.

Bedrooms and Bathrooms

With Garden House all on one level there are two bedrooms, one the master double elegantly furnished, the other a compact pretty twin perhaps more suited to children. The fully tiled bathroom is fitted with bath, overhead shower, WC and basin.

Garden Space

Outside the garden is a real delight, with walled patio and shrub bordered lawn, offering the perfect place to enjoy a leisurely breakfast or barbecue with a glass of wine and relax with mountain views and evening sun.

With the lake so close, plenty of walks and a good village a short distance away, the Garden House is perfect for couples or a small family, ideal to explore central Lakeland.

The Location

Set in the very heart of the Lake District at the northwest tip of Coniston Water, Coniston village is a bustling community with a fine church, shops, a post office, cafes, a local brewery and five good pubs.

There is much to do, the location perfect for outdoor pursuits; climbing, walking, cycling and water sport holidays. On all points of the compass there are trails, leafy forest paths, tracks and lakeshores to explore, and you need travel very little to find a new and exciting landscape.

Coniston Water is one of our favourite lakes where the shore and the whole lake open to the public. In the village, at the boating centre you can hire rowing boats, sailing dinghies, kayaks and canoes or my favourite, the small motorboats, perfect for a day out exploring the hidden bays and wooded coves. The Centre also hires mountain bikes and electric bikes to help get you around the lanes and up onto the fells.

For walking, climbing and mountain biking the choice is huge, with the whole of the mountain range to explore. The Old Man of Coniston stands at 2635 feet and is very popular, offering various well-marked paths to the summit. If you only go part way the view will be spectacular, the pint in the pub on your return all the more delicious.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Please note there is a refundable £100 security deposit for this property payable closer to the start of your holiday.

Adventure, memories and awe-inspiring natural beauty await you in the rugged, wild and unique Cumbrian Lake District where beautiful expanses of water merge with magical forests against a backdrop of dramatic mountains and fells.

This ancient land has been sculpted by time and nature and is the newest UNESCO World Heritage Site and the first UK National Park to be awarded this outstanding accolade. Poets, writers and artists throughout the ages have been instinctively drawn here; William Wordsworth, Beatrix Potter and John Ruskin, to name a few. The attractions and the diverse landscape will not fail to charm the young and the young at heart, whether that be thrill-seeking activities you seek, pure and cathartic inspiration or simply just some relaxation, you will find it here.

Cycling, walking, canoeing, white-water rafting, flying, parachuting and ballooning are just some of the offerings for any level of adrenalin junky. Experience the glory of nature in the wild or in a setting such as the Predator Experience where you can walk with wolves and learn about the importance of conservation. For a complete day of family, enjoy treetop capers at Go-Ape in the Grizedale Forest.

Vibrant towns and villages are there to be discovered, be it by land or water. You can step back in time and enjoy a steamboat cruise on a lake or leisurely unearth the dynamic scene of contemporary art, culture and some of the best dining in the UK by foot, bus or car.

The National Park is an area of breath-taking beauty that will leave you spoilt for choice, refuelled and inspired. So much so that you’ll want to come back time and time again.
