Offering miles of views towards the Hawkshead fells and the surrounding countryside, this outstanding barn conversion is an ideal base for family or friends to experience this inspiring part of the world. There are six pubs within 1.5 miles of the barn, so sampling some of the award-winning local ales is a must. Tarn Hows is also very close by and makes for a lovely walk of just under 2 miles to see its beautiful waters, surrounded by woodland. The village of Hawkshead (1.5 miles) is where you will find local shops and restaurants as well as a handy supermarket. A day trip to Coniston (3.5 miles) won't disappoint. Coniston holds some of the Lake District’s most varied landscapes, and the picturesque Coniston Water was the setting for the Swallows and Amazons book and film. Alternatively, visit Waterhead at the northern end of Lake Windermere and take a boat trip to see England's longest lake. The whole area is an outdoor enthusiast's dream, with walking paths, cycling trails, water sports, climbing and horse riding all easily accessible.

This property is packed with charming features including exposed beams. Entry to the barn is through oak doors into a large hall with slate floor and underfloor heating. There is a large utility room with a washer, dryer, wine cooler and plenty of storage space. The single bedroom is also on the ground floor, with pretty bedding and oak panelling. A bespoke oak staircase leads to the first-floor bedrooms – a super-king-size with en-suite bathroom and a king-size with en-suite shower room. Both bedrooms are beautifully presented and spacious, with metal bedsteads and fantastic views. You’ll also find a separate shower room on this floor. The entire second floor is given over to an open-plan living space with a large, tastefully appointed kitchen featuring a breakfast bar, a dining table and a comfortable lounge area. This space includes comfy seating on reclining sofas, a Smart TV and gas fire. Polished wooden floors and high ceilings with skylights give a feeling of space. The original beams span this room, adding even more traditional charm.

For some outside relaxation, head across the quiet lane to the enclosed garden with mature shrubs, bench seating and stunning views towards Hawkshead.

Knipe Fold Barn is a lovely p, welcoming cottage, which had all we needed for an enjoyable, relaxing holiday. A very peaceful location with a wonderful view across the fields and good fell-walks straight from the door. It is also easy to walk to local pubs and cafes. We absolutely would stay again.

Knipe Fold Barn is a beautiful and luxurious home from home. The location is quiet but close enough to the amenities at Hawkshead. The views from the bedrooms and lounge/diner are amazing! The bedrooms were clean and very comfortable and the fully equipped kitchen had everything we needed. There is off-road parking for 3 cars and plenty of space inRead moreside and outside for a dog to explore. Overall Knipe Fold Barn is a wonderful place to stay. Hide

A beautifully finished cottage, with plenty of space in the open plan top floor. Lots of character in the building and the furnishings & fittings. Well located to visit lots of places in the Lakes, and in a very quiet location. Only downside is that the garden is across the road for the dogs to use. Would definitely consider returning.

Excellent, well-equipped property with views to die for. So comfortable and in a great location, with Hawkshead and Tarn Hows right on the doorstep. Also, great to have three bathrooms and parking for two cars. Will definitely return :)

Very comfortable and well equipped cottage, immaculately clean. In a beautiful location, with views across the valley, dozens of little lambs in the fields and swallows swooping around - idyllic!

Our stay at Knipe Fold was lovely. House was very spacious, clean and practical (laundry room, entrance for dogs and boots etc) Decorations lovely and house cosy. Highlights were huge comfy bed and really nice showers. Will definitely stay here again when looking at the area and would recommend.

I want to live here! The is the nicest place we've ever stayed. Had a brilliant week, walking, sleeping, reading. Took my daughter's friend up her first mountain, she's hooked. Lots of local walks, Langdale and Coniston Old Man, kayaking on Coniston (always wanted to do that!) and cycling. Thank you so much.

Had a fantastic stay, we loved the Barn and the views are stunning. We've been swimming and hiking the whole time come rain or shine. Also, the Hawkshead ghost tour was a real good laugh. Thanks for the stay!

Lovely quiet place central to most things and great views. Very comfortable for 5 of us and 2 dogs. Nice we all had a separate bathroom for each bedroom and beds very comfortable.

The views are beautiful. We climbed a mountain and explored the caves and went swimming in the lakes. Boat ride, shopping, lots of footpaths to walk your dog in the area. Went to see the castle, played games every night. Beds were comfy and bathrooms were really nice.

Lovely house that was very well equipped and comfortable to relax in Its a large house so understand that it would be difficult to keep everywhere completely clean We saw evidence of some properties with lots of different recycling bins that ours didnt have - possibly it was on a commercial collection, but we are used to separating everything at hoRead moreme and found it odd just having one bin - if there was that possibility it wasnt obvious. Slightly unlucky with the weather but made good use of the jigsaws and games and having the downstairs utility to dry off our wet dog and walking boots ?? Hide

We've been back again - this place just keeps on giving! An absolutely fabulous week with glorious weather. Made real use of the beautiful garden of an evening. We came for my daughters 40th and she enjoyed sleeping in the downstairs cupboard a la Harry Potter, Managed to climb Old Man of Coniston without oxygen, revisited Bowness on a nostalgia trip and found it strangely quiet which was nice. Something going off in London apparently. Took a motor boat on Windermere and pleasure steamer on Coniston and aRead morergued over what's a lake and what's a mere. In short we had a fabulous family time together so thank you for enabling us to do that. Hide
