Access Statement for Tom Crag Barn

 

Introduction

 

Our property is a beautiful old stone barn conversion with a mature garden of about one third of an acre in a quiet hamlet of five old houses two miles from the village of Finsthwaite. To get here you cross over Newby Bridge which traverses the river Leven at the bottom of lake Windermere. We are about ten miles from Ulverston and fifteen from Kendal.

Entrance

The property is accessed from the road via a short stretch of lane. Parking for two cars is available immediately at the front of the building.

The front porch is at the same level as the interior of the house and there is a light switch on the right as you enter it.

The key for the door is in a coded key safe - details of location

and code will be sent to you by the agent prior to your arrival.

 

Living Area

From the front porch you enter directly into the living area which is 33ft long by 22ft deep, comprising a dining area at one end and a sitting area at the other. Flooring is wood, with oriental rugs.

 

Kitchen

The kitchen is reached by descending, from the living area, a set of five steps through an 8ft wide opening. The kitchen is 17ft long by 15ft deep. Flooring is terracotta tiles.

 

Utitlity room

This leads off the kitchen and contains a deep freeze, washing machine , tumble dryer and microwave oven.

 

 

Bedroom 1

To get to this bedroom there is a staircase leading up from the living area. The bedroom is 14ft wide by 15ft deep and adjoins its own 14ft by 6ft bathroom. The bed is a king size. It has non-allergic linen, pillows and duvet

 

Bedroom 2

This leads off from the kitchen area through a small lobby. It is13ft wide by 8ft deep and has a double bed. The bed has non-allergic linen, pillows and duvet. Off the small lobby is also a bathroom/shower room for this bedroom.

 

Conservatory

The conservatory, 14ft by 12ft, is entered through a pair of 8ft wide glass concertina doors from the kitchen and provides a very good view of the garden.

 

Garden

The garden is an area of about one third of an acre, mostly lawn but surrounded on all sides by trees and shrubs. There is a small stream running through the middle.

 

Heating

Heating is provided by an oil fired central heating system.

 

Other information

The property is non-smoking throughout.

It is available to a maximum of four adults.
