We hope that everyone who takes a holiday at Three Springs will enjoy themselves. We have tried to provide you with as much information as possible in this statement, and the following pages aim to tell you as accurately as possible about the physical arrangements at the cottage.

The approach road to the cottage is a public road, it is steep however, and has two sharp bends.  The path from the parking area to the main entrance has a slight incline and 2 small steps, also there are 3 steps to access the patio and a number of steps to reach the upper garden area. So, whilst it would be possible to get a wheelchair to the cottage, we do not consider it suitable for those with limited mobility.

Approach to the cottage is via a short, steep, narrow lane leading up from the A593.


Arrival & Car Parking Facilities

Luggage can be unloaded at the front of the cottage.

There are two private car parking spaces which are off the road.

The main entrance is accessed via a short ,slightly sloping path which is part shale and part stone slabs. There are 2 small steps 6cm high, 1m wide. The door (hinged on the right) is 74 cm wide.

Parking is 12 metres from the main entrance.

There is a small garden shed in which 2 bikes can be stored.


Main Entrance

The entrance is situated on the side of the property. The door is hinged on the right , and is 74cm wide with a small step12cm high. Inside is a hallway 1.8m by 4m. There is a chair in the hallway and coat hanging facilities.


General Information (internal)

The kitchen/diner, hall and sitting room are on the ground floor.

The stairs have 12 steps, 19cm high, 82cm wide with a tread of 25 cm deep.

There is a bend of 180° and a handrail.

The floors are varnished wood with rugs everywhere except the entrance hall which has a slate floor.

There is a smoke alarm in the kitchen and sitting room.

A high chair, safety fireguard, cot and safety gates are available on request.

All internal doorways are 74cm wide.

Heating is by electric storage heaters.


Sitting Room

Accessed from the hallway with overall dimensions of 3.4 m by 5 m.

There is a 3 seater settee, a 2 seater settee and an armchair. The seats are 46cm high.

There is an open fire for which a basket of logs and a scuttle of coal is provided.

There are 2 fireguards, 1 nursery fireguard in kitchen cupboard and smaller one behind TV.

There is a Teletext TV with remote control and a DVD player and VHS video recorder also a CD/ radio/ tape player.

Numerous books / videos / maps of local interest and an extensive tourist information file.

A good selection of games for all ages and jigsaws.


Kitchen / Dining room

Free floor space is 3m by 1.4m.

Worktop height 92cm. Sink height 85cm.

The dining table is situated at one end of the kitchen. There are 4 dining chairs with padded seats and 2 extra folding chairs if needed. The seats are 45cm high. The dining table is 74cm high.

Most cupboard space is in a double wall cupboard at a height of 1.37 cm.

The fridge / freezer has the fridge below and the freezer above ( freezer height 95cm).

 Understairs cupboard which houses: vacuum cleaner, clothes airer, nursery fireguard. It has a door 1.5cm high and 0.5m wide

Two windows and well lit with ceiling spotlights which can be directed to specific areas.

Electric fan oven 60cm wide. Oven door is side opening. Hob height 90 cm.

Microwave , coffee cafetiere, toaster, kettle, Kenwood Chef, dishwasher and iron.

Standard size washing machine, front loading. Laundry basket, pegs and washing line outside.


Bathroom- First Floor

Free floor space of 1.6 by 1.2m.

Bath edge 50 cm high. The shower is over the bath (electric). Non slip mat is available for use in bath/shower.

Toilet is 40 cm high.

Spotlights and mirror with shaver point.


Bedrooms – First Floor- 2 Doubles, 1 bunkbedded room


Non feather duvets and pillows provided.

Sheets, duvet covers and pillow cases are cotton or polycotton.

Wooden floors with rugs.

Each bedroom has a chair.


Large Front Double ( 5 m X 3.5 m)

Double bed, 60 cm from floor to top of mattress.

Space each side of bed 70 cm.

2 chest of drawers/dressing table

Plenty of hanging space in double wardrobe.

Free floor space clear of door 2.2m X 2.2m.

Rear Double ( 2.7 m X 2.6 m)

Double bed, 60 cm from floor to top of mattress.

Space at side of bed 70 cm one side, 35 cm on other

Hanging space and dressing table with drawers. Useable free floor space 1.6m x 0.7m

Bunk Bedded Room 2.5m X 2.6m)

3ft bunk beds. Lower bed 60 cm from floor to top of mattress. Upper bed 140 cm from floor to top of mattress accessed via wooden ladder.

Chest of drawers and small wardrobe.

Free floor space clear of door 1.7 m X 90 cm.



Small front garden, grassed.

To the side of the property there is a raised patio with picnic table and small shed.

The shed houses deck chairs and a small barbeque.

Steps lead fairly steeply to the upper garden which has a flat grassed area with flower and shrub borders. There is also another patio with seat. There are spectacular views of the surrounding fells and lake.
