Access Statement for 1 Park Gate Cottages

 Introduction

1 Park Gate Cottages is situated about half a mile south of Coniston Village with easy access to the western shores of Coniston Water. The cottage was built around 1850 and is arranged on 3 floors, with a living room/kitchen on the ground floor and a double bedroom on each of the 1st and 2nd floors. The bathroom is on the 1st floor. It is approached from a single track lane, about 50 metres from the main road.

 Pre-Arrival

  • Please contact Lakeland Cottage Company for directions and information.
  • The nearest rail stations are Foxfield and Windermere, both around 10 miles away. Accessible taxi services are available.
  • Bus stop on main road around 300 metres from the cottage.
  • CONISTON village half a mile away has a newsagent, two small supermarkets,one of which sells fresh bread, a post office, butcher and several pubs and restaurants, and a fish and chip shop.
  • AMBLESIDE, 7 miles further has a much larger selection of shops and restaurants.

Key Collection, Welcome and Car Parking

  • The agents provide information regarding key collection.
  • There is a flat gravel parking area directly behind the cottage for 1 car. Further parking may be found at layby on the main road, approx 200 yards from the cottage. The back door is reached by 2 stone steps. There is an outside light above the back door.

 Entrance to Property

  • Back door threshold 10cm high, door opens inwards, is 80cm wide and leads directly into the living room.
  • The front door is reached through a gate, 2 stone steps and across a patio area which is a mixture of slate and tarmac and is level. It opens inwards into the living room.
  • The front door is 80 cm wide and the threshold is 12cm high. There is an outside light over the door.
  • The living room/kitchen has modern flagstones throughout with a hearth rug in front of the fire. 

 Halls, Stairs, Landings, Passageways

  • All areas of the cottage are lit by ceiling spot lights.
  • The door from the living room to the stairs is 75cm wide and opens towards the stairs.
  • All stairs and landings are carpeted with short pile carpets. There are 11 steps to the 1st floor and 10 steps to the 2nd floor. Handrails are fitted on one side.
  • The understairs cupboard is on the same level as the living room.
  • The bathroom is on the same level as the 1st floor landing.

 Sitting Room/Lounge

  • The ground floor room is a living/dining/kitchen. The living area has a 3 seat sofa and 1 armchair, and a coffee table. There is a dining table(68cm high) with 4 chairs. All can be moved. The room is all on one level.
  • There is an open fire.
  • The floor is modern flagstones with a hearth rug in front of the fire.
  • There is a television, video and DVD player, all with remote controls.
  • Ceiling spotlights throughout, with side table lamps.

 Dining Room

  • See above.
  • Details of restaurants and eating places are in the information folder in the cottage.

 Kitchen

  • The kitchen is within the living/dining room on the same level.
  • All work surfaces are 93cm high. The dishwasher and washing machine are built in under the worktops.
  • The microwave sits on the work surface.
  • The hob is gas and sits in the worktop. The oven is electric and is under the hob with a drop-down door.
  • The freezer is in the understairs cupboard. No steps to access it.
  • There is a cordless 360 degree kettle.
  • Lit by ceiling spots.
  • Glasses and crockery can be moved from wall to floor cupboards on request.
  • Highest wall cupboard shelf 188cm.

 Bedrooms and Sleeping Areas

  • Bedroom 1, first floor. Door width 76cm. double bed(5 ft, 152cm), bed height 64cm. Minimum space around bed 81cm. Short pile carpet. No step from landing to bedroom. Door opens inwards. 2 bedside tables with lamps, bedroom chair and wardrobe. All can be moved. Ceiling spot lights.
  • Bedroom 2, second floor, door width 72cm, 2 single(3ft) beds, height 62cm. Minimum space around beds 90cm. Short pile carpet. No step from landing to bedroom. Door opens inwards. 2 bedside tables with lamps, two chairs, wardrobe. All can be moved. Sloping ceilings. Ceiling spot lights.

 Bathrooms, Shower-rooms and Toilets

  • Bathroom door width 74cm. No step from landing.
  • Non-slip tile floor
  • WC height 42cm.
  • Basin height 88cm. Lever taps.
  • Corner bath, lever taps.
  • Small step into shower.
  • No rails in bath or shower.

 Garden

  • 6 slate steps with handrail to garden area. Step width 76 cm. Small triangular lawn with garden table and 4 chairs. Hedge border.
  • Wooden bench on the front patio.
