Our self catering cottage is a semi-detached property built in approximately 1900 in the small village of Near Sawrey and easily reached by road - full directions provided by Lakeland Cottage Company on booking or use the postcode on sat nav.

We recommend arrival by own transport or taxi. Local public transport is regular in summer but is not available in winter. Timetables via Cumbria County Council website - bus timetables - south lakeland

Buses to Hawkshead - Stagecoach 505 - (Kendal-Ambleside-Windermere-Hawkshead-Coniston)

It is a further 2 miles on the Mountain goat bus service from Hawkshead to Sawrey. Our local bus stop 50m away opposite Tower Bank Arms pub.

NB This is serviced by Mountain Goat buses in summer only.

The nearest train station is Windermere. It is 12 miles by road, or 8 miles away via the Windermere Ferry (charged). It takes a minimum of 2 buses from the nearest railway station.

However there are accessible taxis at the station. Best advice is to pre-book one and agree a price in advance if possible. Some suggestions include

Arrival & Car Parking Facilities  

key info are provided by Lakeland Cottage Company upon receipt of a booking's final payment.

There is parking for 2 cars at the rear of the property accessed via rough lane at side of property.

Access to the rear entrance is across a level courtyard with a slightly uneven surface (old paving slabs).

Parking is 7 metres away from rear entrance.


Rear Main Entrance & Reception

The main entrance at the rear has one step threshold. This is 10cm high, 8cm deep and 75cm wide. The door is hinged on the left. The keyhole is 100cm from the ground. A single deadlock type key is turned anticlockwise to open

Inside the rear entrance is a porch 135 cm wide, a further door 80 cm wide leading to kitchen, main living room with dining area, snug, laundry room and shower with toilet. Minimum width distance is 70 cm

There is access to the property from the road (no kerb) at the front of Meadowcroft along a 3m garden path over slightly uneven ground. 

NB there is NO on street parking outside Meadowcroft.

The front entrance has a 1 step threshold – 10 cm high, 8 cm deep, 80 cm wide. It has no hand rail. The door hinged on the right.  

The internal porch door is 80 cm wide.


Self-Catering Kitchen

Kitchen entrance width 80 cm from porch.

Worktop height 91 cm

Oven door is drop down. Height of lowest shelf 32 cm and can be accessed from the side.

Sink is 91 cm high. Hob is 91 cm high.

High quality laminate flooring.

At least 96 cm free space between all furniture and worktops.

Evenly lit kitchen with ceiling spotlights.

Hood over cooker has a light and operating switches are 160 cm from floor.

Good contrast between floor, cupboards and surfaces.

Larder fridge/freezer. Highest shelf in fridge 155 cm and lowest drawer in freezer 35 cm above floor level.

Wall cupboards provide storage for cups, teapot, glasses, etc.

Floor cupboards and drawers have crockery, cutlery, pots and pans etc.

Microwave in open wall unit (NB 60 cm above worktop).


Open plan Dining Room / Lounge

Access to the open plan lounge and dining room is through a double door (width 75 cm) from the kitchen.

Table (moveable) – legs on each corner, 70 cm floor to lowest point of table (underspace), 1.9m long, 1.2m wide and 73 cm high.

Free space around table is 75 cm.

Dining chairs (all moveable) – 2 carver style with arms, 6 chairs without. There are 3 further chairs in upstairs rooms if needed.

Lounge furniture is moveable although sofas heavy.

Large sofas (2) and easy chairs (2) all have arms (non feather filling) although scatter cushions have feather pads.

Flooring is 80% wool Berber mix carpet.

TV with Freesat, DVD, surround sound with remote controls

Stereo/radio for ipod.

Second floor – 1 double.

Non Feather duvets and pillows provided in each room.

Sheets, duvet covers and pillow cases are high quality mainly cotton.

All bedrooms have medium pile, high quality, man made carpets.

First Floor:

Reached via stair case of 14 steps with landing halfway (minimum width 200cm by 70cm deep). Steps are 20cm high,
25cm deep and minimum 67cm wide.

Handrails are on right side of the stairs to first floor.

Medium pile high quality man made carpet from stairs and throughout first floor (not bathroom).

Main landing 200cm by 90cm.

All doors to the bedrooms and bathroom on this floor are 75cm wide.

Bedrooms on this floor share a bath/shower room and toilet across the landing from the rooms.

Twin room:
Twin 3ft beds (moveable but heavy), bed height 48 cm, total space possible between beds is 70 cm.
Free space clear of doors or furniture 70 cm by 3.1m.

Toilet seat height 42cm. No available space to sides due to proximity of shower and wall.

There are no support rails. Holding on to towel rail is not recommended due to heat.

First Floor Bathroom and WC

Shared with all first floor rooms

Bath with mixer shower tap.

Bath height is 55 cm. Integral bath rails available on both sides.

Shower cubicle (quadrant) – rim height (step over) is 20cm, door width 40cm (sliding).

There are no support rails in the shower.

NB Bathroom is in eaves with sloping ceiling - some stooping required if access needed to margins of the room.


Outdoor Facilities

Access to patio with wooden furniture including circular table with integral seating.  1 bench seat. All moveable although large table is very heavy and movement is not recommended

Round metal table with 2 metal garden chairs

In shed there is a circular charcoal barbecue (coals not provided).

Additional Information

Information folder is produced in size 14 font. Instruction cards are provided for use of cooker and hob. Folder containing copies of instructions for all appliances is provided, although print sizes vary considerably.

Light switches are at a height generally needed to be reached from a standing position.
Power points are usually near floor height but vary especially in kitchen as they are situated above worktops.

Variable mobile phone reception. Best appears to be Vodafone. Orange and O2 signals variable. Others suppliers not tested (feedback gratefully received).
