Introduction

The statement relates to access to Heron Beck

 
Pre-Arrival

• Heron Beck is located 2 miles out of Ulverston - the post code being LA12 7PZ.
• The phone number is 0560 225 8293 - the phone is available free of charge at weekends and after 6 to land lines and we kindly ask guests not to use the phone at other times or to ring mobiles. The property benefits from free broadband access and the disc if required, and broadband passwords are located in a drawer to the left of the cooker in the kitchen.
• Ulverston has a station with regular trains to Barrow and Manchester. Taxis are available and the cost is usually between £5 and £6.
• All pre-arrival arrangements should be made with the agent, Lakeland Cottage Company -  www.lakeland-cottage-company.co.uk.
• Heron Beck is not suitable for disabled persons due to its many levels, spiral staircase to rear and many steps internally.

 
Arrival & Car Parking Facilities

• There is car parking for at least two vehicles directly to the front of the property and additional parking to the left hand side, albeit with a tight gated entrance and gravel to the additional spaces.
• The parking is well lit.

 
Main Entrance & Reception Area

• Heron Beck has a narrow internal porch way and narrow entrance internally.
• Ample lighting is available internally.

 
Public Areas - Hall, Stairs, Landing, Corridors etc

• With many stairs, a spiral staircase to the rear and narrow hallways, the property is not suitable for disabled persons. There are two bedrooms at the lower ground and upper ground levels however.

 
Public Areas - Sitting room, lounges, lobbies etc

• Toilets are available on the ground level, (albeit down some steps), first and second floors (the second floor toilet is however en suite to one bedroom.

 
Public WCs

• Two of the WC's at Heron Beck are available to all residents, a third is en suite to one bedroom.

 
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

• The dining area at Heron Beck is in the kitchen and is suitable for 10 persons.

 
Laundry

•  A washing machine with tumble dryer is provided at Heron Beck.

 
Shop

• Ulverston has excellent shopping facilities including a Booths supermarket approximately 1 1/2 miles from the property.


Leisure Facilities 


• Visitors may use the leisure club & spa at Windermere Marina.

 
Outdoor Facilities

• Heron Beck has a modest garden which is well equipped with dining and seating furniture and a barbeque.

 
Conference & Meeting Rooms, Banqueting

• Conference facilities are not available at or near the property - nearby hotels such as the Whitewater and Swan at Newby Bridge may have these.

 
Clubs & Entertainment

• There are plenty of public houses in Ulverston.

 
Bedrooms & Sleeping Areas

• Heron Beck has three well furnished double bedrooms and two twin rooms.
• There is one TV in the lower lounge with a freeview box and DVD player.

• The property benefits from two communal bathrooms and one en suite shower room.

• Heron Beck has a fully equipped kitchen.
