Access Statement for Garth Cottage

 

Introduction

Garth Cottage is a luxury self-contained garden apartment. It is one of a handful of individually owned private holiday apartments, created from a former grand Victorian gentleman’s country house.

Garth Cottage is located in Underskiddaw, a small hamlet located on the side of the imposing Skiddaw mountain less than two miles outside the town of Keswick

Approached by a long private leafy drive, the house sits in extensive grounds. Garth Cottage is on the east elevation, tucked away in a quiet corner.

The property is located on the ground floor but there are internal steps within the property

Garth Cottage sleeps up to four people in two bedrooms. The main bedroom benefits from an ensuite bathroom with a bath with an overhead shower, basin and WC.

The second bedroom is a twin bedroom with two full size single beds which can be made up as a king size double on request at booking. Adjacent there is a shower room with basin and WC.

Garth Cottage is in an ideal location for walkers and cyclists and any one looking to enjoy the beautiful North lakes.

 

Pre-Arrival

  • The property can be booked via The Lakeland Cottage Company
  • Nearest bus stop is located on the A591. This is approx a 15 minute walk from teh property and is best accessed vioa teh upper road (via teh hamlets of Applethwaite and Milbeck)
  • Nearest train station, PENRITH is 20 miles away and you would need to prebook a taxi
  • The nearest airport is Newcastle Upon Tyne and is approximately 105 Kilometres miles away or Leeds Bradford which is approximately 128 kilometres away
  • The surrounding areas are best enjoyed with the benefit of a car. Car hire is available in Penrith

 

Key Collection, Welcome and Car Parking

  • Key collection details are supplied on booking
  • The house can be accessed via the long driveway accessed from the A591 or from the secondary entrance on the the local road which runs through Milbeck. Full directions are supplied on booking
  • Car parking for two cars at the rear of the property on a stone pebble driveway. These spaces are accessed via track roads within the ground of the house which are uneven in places and stony. They are perfectable accessible by cars but drivers should apply care and attention not least as children may be using the grounds.
  • Please note there is no parking or access immediately in front of the entrance to Garth Cottage. All loading and unloading should be undertaken from the car spaces. The parking is approximately 25 metres away from the entrance . It is located to the rear of the property at a higher elevation to the entrance. You should access the property from the car spaces by walking down the slight hill and around to the conservatory and main door entrance. There is an alternative set of stairs which lead direct to the main front door but these are steep and uneven in places and should be used with caution
  • The stone and slate paths in and around the property can be slippery when wet
  • There is a motion sensor light in front of the conservatory but we recommend you bring a torch is arriving after dark

 

Entrance to Property

  • The property can be accessed via the conservatory doors (accessed via 4 steps each between 13cm and 15cm high) or via the main door (level access (save for minor lip for door frame) but leading into a confined hall way which has two steps (each 17 cm high) that lead to the main room)
  • There is a motion sensor light in front of the conservatory but we recommend you bring a torch is arriving after dark
  • The floor covering in the conservatory is tiled floor. The floor covering in the hallway is a wooden floor

 

Halls, Stairs, Landings, Passageways

  • The apartment is ground floor only
  • There are internal steps between the main room and the hallway as described above. These steps have are oak flooring
  • There are also steps between the main room and the main bedroom. There are 2 steps; the first is 15cm high and the second is 19cm high. These steps are carpeted

 

Sitting Room/Lounge

  • The main room is accessed via the double doors that lead from the Conservatory (level access) or the hallway (via the steps described above)
  • The furniture includes two sofas, one armchair, coffee table and side tables, dining room table with four dining chairs
  • A Smart TV is provided with a DVD player both with remote controls
  • There is a IPod /Bluetooth enabled music dock with a remote control
  • The internet hub is located by the TV
  • There is a sideboard which is attached to the wall for safety. This sideboard is locked as and used by the owner
  • There is a book case which is also attached to the wall for safety
  • The lighting is a combination of ceiling and wall lights and lamps
  • The floor surface is engineered oak flooring
  • The dining table has legs on each corner and is a standard height. The the chairs have padded seats and are moveable

 

Dining Room

  • Please see above as the dining area is located in the main room

 

Kitchen

  • The kitchen is accessed step free from the main room
  • there is no seating area in the kitchen
  • The door of the oven drops down and is contained beneath the hob.
  • The kitchen includes a free standing Fridge freezer available.
  • The washing machine and dishwasher are contained in the kitchen underneath the work surfaces

 

Bedrooms and Sleeping Areas

  • There are two bedrooms in the apartment
  • The main bedroom is accessed from the main room. When entering the main bedroom there are three steps as described above. The bedroom contained a king sized bed, triple wardrobe and dressing table with chair.
  • The ensuite is accessed step free.
  • The second bedroom is accessed step free from the hallway. There are two single beds which are "zip and link" so can be set as a super king sized double if requested at booking.
  • The second bedroom contained an integral cupboard with hanging spaces and drawers. The water tank is contained within a second integral cupboard

 

Bathrooms, Shower-rooms and Toilets

  • The ensuite bathroom contains a bath (1700mm long) with a shower overhead with a glass shower screen. There are no grab rails
  • The toilet seat is 40 cm high
  • the sink is 53cm high
  • there are lever taps on both the sink and bath with separate wall mounted controls for the shower
  • The main bathroom contains an enclosed shower. The shower tray is [ ] cm high
  • The toilet seat is 40cm high
  • the sink is 53cm high
  • there are lever taps on the sink
  • The shower has wall mounted controls for the shower

 

Garden

  • Garth Cottage is set in extensive grounds which are managed by the freehold management committee of Oakfield House so they are not under the direct control of the Owner of Garth Cottage.
  • The gardens contain various pieces of garden furniture which guests should feel free to use (shared with other residents) so to enjoy the beautiful ground and views
  • There is a separate BBQ area with benches and a chimnea which again is a shared facility
  • BBQs should only be used in this area
  • Given its location, the grounds are on different levels and include steps in certain locations. You can however move around teh grounds without using the steps
  • the path ways are a mix of gravel and stone with some paving. They are uneven in places. The paving around the conservatory can be slippery when wet
  • a stream runs through the grounds at the bottom of the grounds which leads into a large pond
  • Care must be taken as the pond is deep in places. Children should be supervised at all times around the water
  • The grounds include a single child's swing attached to a tree with rope. This is only suitable for children and it is recommended that children's use of it is supervised as the owner accepts no liability for any injury or damage caused
  • There is a significant drop from the main terrace area and as this is not protected by a high fence care should be taken at all times and children should be supervised.

  • No pets are allowed in the property or grounds please
  • The mobile reception can be poor (especially inside the property)

  • The nearest Petrol Station is in Keswick - on driving into Keswick fro the A591 roundabout at the first T junction turn right and it is on your left
  • Keswick has a full selection of shops for everyday needs including both a Booths supermarket (recommended) and Co-op.
  • Larger retail opportunities exist in Penrith and Carlisle but we would ordinarily expect that the shops in Keswick are more than sufficient
