Access Statement for The Garden House, Coniston

 

Introduction

Our self-catering cottage is a semi-detached single storey property on the Townson Ground estate. There is access to the property through one front door, accessed via a gently sloping part gravelled part flagged path through the garden. The cottage is close to the east shore of Coniston Water, Monk Coniston Jetty, Grizedale trails, Brantwood, farmland once owned by Beatrix Potter and the village centre. Whilst we have attempted to include all relevant information in this statement, please feel free to contact us should we have omitted anything you wish to know.

 

Pre-arrival

  • We are listed on www.lakeland-cottage-company.co.uk
  • Bookings/enquiries can be made via our fantastic agents by email, fax or phone.
  • Bus number 505 (Coniston Rambler) goes from Ambleside- Hawkshead-Coniston and returns (at certain times throughout the day the bus starts from Kendal and Windermere prior to Ambleside). X12 goes from Coniston-Spark Bridge-Ulverston and returns.
  • The nearest bus stop to the cottage is next to The Crown Inn on Tilberthwaite Avenue (800 metres) but the driver is almost always happy to stop at the end of our lane if requested in advance (300 metres).
  • The nearest train station is Windermere (6.47 miles away).
  • We do not offer the facility to hire wheelchairs or other aides.
  • We do not arrange for shopping to be delivered but both Sainsburys and Asda deliver to the cottage postcode area (LA21 8AA) with Ocado planning to include the postcode soon.
  • There is a Lake District tourist information centre located in the village on Ruskin Avenue.
  • There is a Co-op shop, a newsagents, two gift shops, a bakery, an outdoor activities shop, a petrol garage, a Spar, two cash points, a post office and several cafes, pubs, bistros located in the village.

 

Arrival & Car Parking Facilities

  • There is a shared private car-park on the estate and luggage can be unloaded from there. The surface is gravelled.
  • There is lighting around the boundary of the car park and along the pathway to the garden gate.
  • There is an outdoor security light that will illuminate the garden once you walk within the sensor’s reach should you arrive when it is dark.
  • This light can be switched on and off from inside the property once you have gained entry.
  • The carpark is 9 metres from the garden.
  • There is a path that leads down to the cottage’s garden gate with a private garden and path leading to the front door.
  • Details for obtaining entry to the cottage are provided with final booking confirmation by Lakeland Cottage Company.
  • The cottage has an allocation of one parking space but there is often space for an additional car but please note this cannot be guaranteed.
  • There is a private secure store as you enter the car park for guests’ sole use (number 7) that houses the washer/dryer and has space for 4 bikes, 2 kayaks or 1 full size canoe.
  • The private path that leads to the front door has a gentle slope downwards and is initially shingle turning to flags.
  • The entrance to the house has no steps. There is a little metal ridge of 3cm in height at the door (door hinged on the right).
  • The front door leads directly into the main living space of the property.
  • The door is 83cm wide and 187cm high.


Living/Dining room

  • The front door leads straight into the living/dining room.
  • There is a 3-seater settee, an armchair and an easy chair in this main living area (all non-feathered).
  • There are 2 non-feathered cushions on the settee with a further 4 feathered Voyage Maison cushions in the room (2 on settee and 1 on each chair) that have covers composed of cotton, wool, linen and nylon.
  • There is a seats 4 wooden table (76cm high to table top) with 1 wooden bench and 2 wooden chairs (without arms) with padded seats (all movable).
  • There is a log-burning stove (please note this is a WOOD burner only, not a multi-fuel stove).
  • A fireguard is provided for guests with children and can be found in the storeroom.
  • A complimentary starter pack for the stove is provided with our compliments that includes firelighters, newspaper, kindling, logs and matches.
  • There are further bags of kindling and logs placed in the storeroom for guests’ convenience, these can be purchased at cost price (£4 per bag, money simply left on the dining table upon departure).
  • We kindly ask that dogs are not allowed up on the furniture and not allowed in the bedrooms.
  • The flooring is wooden with a circular jute rug in the centre of the room.
  • There is a circular side table at the side of the armchair that is light and movable.
  • There is a SMART television on the wall attached by a bracket with a DVD player and WIFI router on a corner shelf underneath. Remote controls for both provided.
  • Wifi is provided free of charge.
  • There is a DAB radio with i-pod docking station located on the windowsill.
  • There are several guidebooks and maps on a corner shelf behind the settee with a table lamp located on the shelf above.
  • There is a brass floor lamp to the left of the armchair, a table lamp on a corner shelf behind the settee and 4 wall lights around the room.
  • There is a rattan magazine rack that contains a folder of leaflets about local attractions and books about local history and people linked to the area.


Self-catering Kitchen

  • The galley kitchen is accessed from the main living are via an internal glazed door 76cmcm wide 196cm high.
  • Worktop height 90cm.
  • Oven door is drop down and located directly under the worktop.
  • Grill is incorporated in the oven.
  • Hob is an electric Stoves hob with 4 rings.
  • Sink is stainless steel with a plastic washing up bowl and drainer provided. Mixer tap.
  • Integrated fridge with freezer box under the worktop. Height of highest shelf from the floor is 50cm and height of bottom drawer from the floor is 25cm.
  • Larger caravan freezer with handle in the cupboard under the sink.
  • Additional freezer located in the storeroom.
  • DeLonghi microwave on the worktop (800W).
  • 4 slice Dualit toaster.
  • Dualit 360 degree cordless dome kettle.
  • Coffee grinder.
  • Tassimo coffee maker.
  • Bialetti espresso stove pot
  • Wall cupboards are 78cm in height and there is a 37.5cm gap between the worktop and the bottom of the wall cupboards.
  • Metal circular push top waste bin (movable).
  • Flooring is ceramic tiles with a non-slip rug for comfort underfoot.
  • Evenly lit area with ceiling spotlights, hob light and under cupboard lights.
  • All cutlery, crockery, pots, pans and utensils provided.


Bedrooms

Ground floor bedrooms accessed via internal wooden doors from an alcove in the main living area-1 double bedroom and 1 twin bedroom

  • Non-feather duvets and pillows provided in both bedrooms.
  • 2 feather Laura Asley accent cushions on double bed.
  • Both bedroom doors are 76cm wide and 196cm high
  • All beds are metal framed from Feather and Black with wooden slats.
  • High quality Silentnight mattresses.
  • Bed in double room 63cm high from floor to top of the mattress. Space under the bed 38cm.
  • Space between bed and wall 74cm both sides.
  • Beds in twin room 50cm from floor to top of the mattress and space underneath 24cm high. high.
  • Space between the two twin beds 71cm and space from the end of the bed to the wall 80cm for the majority and 57cm in one area due to wall mounted heater.
  • Dressing table and stool in main bedroom (solid wood with padded seat Laura Ashley).
  • 2 bedside tables in main bedroom (solid wood with 3 drawers Laura Ashley) 40cm wide, 30cm deep, 67cm high.
  • One lamp on each bedside table with a square lampshade.
  • Main bedroom large built-in cupboard/wardrobe houses the water tank, ironing board, iron, velux window rod, vacuum cleaner. Plenty of wooden coat hangers provided. Clothes rail not adjustable. Door 67cm wide and 196cm high.
  • All furniture movable but not intended to be moved by guests.
  • Main bedroom has one window with blinds and curtains.
  • Main bedroom has a 100% authentic sheepskin rug at the foot of the bed.
  • Both bedroom floors are carpeted in 100% wool carpet.
  • Twin room has a wooden single wardrobe 68cm wide, 54cm deep, 200cm high with both full size and child-size coat hangers.
  • Portable CD/radio player located in wardrobe in the twin room.
  • Wooden bedside table located between the two beds in the twin room.
  • Wall hung mirror in the twin room.
  • One lamp on bedside table and dimmable ceiling light in twin room.

  • Neither room has en-suite bathrooms.
  • Wall hung 32inch SMART TV in the main bedroom (same model as the lounge).

 

Bathroom/WC

  • Door 68cm wide and 196cm high.
  • Electric towel radiator fixed to wall behind the door.
  • Fan heater located above the bathroom door.
  • Ceramic sink with separate hot and cold water taps 46cm deep at deepest part and 84cm high. Pedestal sink.
  • Ceramic toilet 42cm from floor to toilet seat.
  • Ceramic bath with separate hot and cold taps 51cm high to lip of bath from the floor.
  • Over bath electric shower with adjustable temperature and 4 option shower head. Step into bath to use the shower.
  • Glass shower screen.
  • Flooring is dark grey ceramic tiles with a beige freshly laundered cotton bath mat provided for comfort.
  • Double hook on bathroom door for robes/towels.
  • No support rails in place.
  • Ceiling spot lights and shaver light.

 

 

Grounds and Gardens

  • Large lawned garden, bordered by shrubs and a low stone wall.
  • Flagged patio area directly in front of the main door with cast iron patio table and 4 chairs.
  • Wooden bench at the bottom of the garden to enjoy the unobstructed views of the fields and fells.
  • Stone seat built in to the raised bedding area at the bottom of the garden under the damson trees.
  • Wooden garden gate opens onto the shingle path to the shared carpark.
  • Metal gate leads down 4 flagged steps to the country lane.
  • The cottage garden is for guests’ sole private use and is not shared.
  • Behind the garden is private fields gently sloping downwards that are often used for sheep grazing and were once owned by Beatrix Potter.
  • Carpark is shingled and shared by the few properties on the estate.
  • The row of stone build storerooms are numbered, each owned by the different cottages for guests’ sole private use. Number 7 belongs to Garden House.
  • The store room has a wooden door, a concrete floor and houses the portable BBQ, 2 bike racks, the stove fireguard, the dog crate and the washer/dryer and laundry basket. There is a ceiling light.

 

Additional information

  • Heating is by electric storage heater in the lounge and bedrooms, an electric radiator in the bathroom plus a fan heater in the kitchen and bathroom.
  • There is of course also an efficient 5kw wood burner stove in the lounge that provides ample heat for the whole cottage.
  • Hot water is heated by electric immersion-heater in a large tank, this provides water for an average family of 8 each day. There is a second tank if needed.
  • All light switches and power points are at a sensible height to reach from both standing and sitting positions.
  • Mobile reception is usually fairly good but can be patchy depending which provider you use but a strong signal can be achieved at the end of the garden.
  • A supply of lightbulbs and batteries for all lights/remotes etc can be found in a storage box in the cupboard directly under the sink in the kitchen with a laminated card advising which bulb is for which ceiling light or lamp in each room.
  • There are also torches provided in the same box.
  • Wifi is provided free of charge and we use BT as our provider.
  • There is a welcome book in the lounge that provides all the details about the property and also recommendations for activities, restaurants, places to visit plus emergency contact numbers for the doctors, dentist, vets etc.
  • We allow up to 2 well behaved small dogs or 1 large dog and provide non-slips bowls (2), poop bags and treats.
  • We have a dog crate for guests’ use should they wish to use it located in the store. 65cm high, 60cm wide & 88cm long/deep.
