Access Statement for Brookside Cartmel


Brookside is a terraced property located in the Center of the beautiful village of Cartmel. Brookside is within walking distance of shops, pubs and restaurants.
The property has on road parking to the front and a small slope for access to the property.
Brookside sleep 4, with accommodation comprising 1 double room, with a king size bed and 1 twin room.
There is no bath at the property but there is a walk in shower

  • The nearest train station is located at Grange - over -Sands which is approximately 2.5 miles away and will take about 6 minuites by car. Taxis are available at the station.

Key Collection, Welcome and Car Parking

  • Car parking is on the road outside the property to the front on The Causeway against the stone wall. At present there is no residents only parking and is on a first come basis
  • The area to the front of the property is lit by a light at the house
  • There are no other street lights on the Causeway
  • Entry information is provided with final booking confirmation

  • The property can be accessed by a small ramp, ideal for those with prams or wheelchairs
  • The front door is 762mm wide
  • The floor covering within the entrance is stone

  • The hallway is well lit with 2 ceiling lights
  • There is a table lamp in the hallway on a console table
  • The hallway covering is stone all the way into the kitchen
  • The staircase to the first floor has 14 steps and a handrail to the left.

  • The sitting room/lounge is situated off the hallway on the ground floor
  • The door opening is 740mm wide and opens into the room
  • The room has a 2-seater sofa and a 3-seater sofa both with non-feather cushions which can be removed
  • Each sofa has a woollen throw
  • There is a wide screen T.V with Sky box and a DVD player
  • There is a selection of DVDs
  • Lighting is overhead and controlled by dimmer switch
  • There is a wood burning stove in the lounge and a small amount of kindling and logs along with a packet of matches


Dining Room

  • The property does not have a separate dining room



  • The kitchen is situated on the ground floor and has French doors leading out to the patio area at the back of the property
  • The floor covering is natural stone which runs from the hallway
  • The door to the oven drops down and the oven is situated under the worktop
  • The worktop height stands at 930mm high
  • There is a four ring gas flame hob sat on the worktop a the same height
  • The gas combo boiler is situated in the cupboard to the left of the fireplace
  • Within the fireplace there is a log-burning stove.
  • There is an extendable table with four chairs in front of the stove.
  • The kitchen has a slimline dishwasher which is underneath the worktop which stands at a height of 930mm
  • There are also 2 occasional chairs that can be moved around
  • The fridge freezer is built in and stands with the freezer at the bottom, the lowest drawer being 480mm and the highest shelf in the fridge being 1680mm


Bedrooms and Sleeping Areas

  • Bedroom 1 has a king-size bed with deluxe feather bedding and hollow fibre pillows
  • The bed has a thick mattress protector
  • The bedroom has a free standing wardrobe with Hangers and the hanging rail stands at 1700mm high and also a drawer unit that stands at 900mm high with 3 drawers
  • The door to the bedrooms are 762mm wide
  • Bedroom 2 has twin beds with feather bedding and hollow fibre pillows
  • There is a blind at the window with a side winder
  • Bedroom 2 has a tall boy with 6 drawers standing at 1530mm high
  • Both rooms can be accessed via the hallway through door frames of 740mm


Bathrooms, Shower-rooms and Toilets

  • The entrance to the bathroom is step free with level access through a door which is 740mm wide
  • The bathroom has a "wash stand" style vanity unit with a basin standing at aprox 900mm high
  • There is a bathroom mirror over the sink unit with lights to either side
  • The toilet stands at 820mm high
  • There is no bath at the property
  • The flooring is ceramic tiles
  • There is a walk in shower which has a door which opens outwards
  • The window is frosted and has a drop down Roman blind

  • The property doesn't have a separate laundry room
  • The washer / dryer can be found in the outside wash room located across the patio
  • There is a light just inside the doorway
  • The wash house houses wash baskets and pegs

  • The washer / dryer is front loading and of standard size



  • The garden is to the back of the property, set slightly to the right of the property
  • There is also a seating area directly outside the back doors with rattan furniture and a small glass topped coffee table.

Future Plans

  • Parking at Brookside can prove a little testing in busy months. There are ongoing negotiations regarding a resident only parking permit for the property.
