Access Statement For Brigg House, Torver, Coniston 

 

Introduction 

  • •Brigg House is a fine stone built Victorian detached Country House. Set in approximately 3/4 of an acre of mature private grounds. With uninterrupted panoramic views of the South Lakeland fells. 

Pre-Arrival 

  • •We have an extensive website with diagrams of the floor / room layouts and pictures of all the rooms.
  • •Bookings / enquiries can be made directly from The Lakeland Cottage Co. website via email, by telephone or by letter 
  • •All guests are provided with written directions to the property (available in different font size and dyslexia friendly font). 
  • •The nearest bus stop is directly opposite the main entrance (an hourly service prevails). 
  • •Windermere railway station is 11miles away. Ulverston railway station is 12 miles away. 
  • •This access statement is available on both websites and in the 'Welcome Portfolio' in the cottage. 

Arrival & Car Parking Facilities 

  • •Brigg House is accessible directly from the A593 Broughton / Coniston road via 3m wide cattle grid with 0.9m wide pedestrian access. Roadside signage is provided. 
  • •A substantial private gravelled parking / turning area (70m2) with 4 designated parking bays is provided to the side of the property.
  • •From the car park a 10m long level paved pathway 1m wide leads via a wrought-iron gate (0.9m wide) to the front door. Pathway lit dusk / dawn.  

Main Entrance & Reception 

  • •The main entrance is the front door. The key for which is issued to guests by prior arrangement. 
  • •The front door is 0.93m x2.0m with key hole at 1.25m high. The access is level with a 3cm high step-over threshold into the Vestibule. 
  • •The Vestibule is 3m2 with tiled floor. There is seating to the left and pay-phone above at 1.75m high. The light switch for this area is on the left hand inner door casing. From the Vestibule, access is via a central doorway 0.94m wide opening inward into the Inner Hallway. A level change at this point consists of a step upwards of 0.14m, giving level access to all other downstairs rooms. The floor surface changes to 80% wool (short pile) carpet. To your right is a sideboard containing brochures and leaflets explaining local attractions and activities. Laid out on top of this unit is the 'Welcome Portfolio’ which has all details about the cottage within. 

Public Areas – General

  • •For those with mobility problems, the rear of the property can be accessed by a tarmac drive from the main parking area. Alternative level entrances to the rear and side of the property are accessed by means of a paved, covered walkway, adequately lit by spotlights automatically operated by PIR sensors, and consist of the following:
  • •Half glazed door 0.80m wide, opening inwards, with Chub lock 0.90m high and step-over threshold 3cm high, giving access to Laundry / Utility Room and from there, direct access to the Galley Kitchen. 
  • •Half glazed door 0.80m wide, opening inwards, with Chub lock 0.90m high and step-over threshold 3cm high. Giving access to downstairs Bedroom (No 5) and ensuite bathroom via  4.8m long passage 0.90m minimum width.
  • •Fully glazed French Windows 2.10m wide, opening outwards, with step-over threshold 2cm high, giving direct access to the Games Room, bypassing the Kitchen.
  • •Further access from the front garden is available via the conservatory through 2 sets of French Windows into the Dinning Room. 

Public Areas – WC

  • •A separate WC (other than that which forms a part of the downstairs Bedroom No5 ensuite facility), is provided off the Inner Hall / Reception area. Access is via 0.80m wide outward opening door to reveal 0.40m high soft close toilet seat and 1.20m high hand wash basin. Minimum access to the right of the WC is 0.40m. The room is floor and 1/2 wall tiled in cream trivetine. The light switch, to the left is a pull switch at a height of 1.4m.

Dining Room.

  • •The 16.24m2 Dinning Room has access from the Inner Hall and the Games Room / Kitchen via inward opening doors 0.85m wide. The room is well lit with a 5 stem chandelier and 4 separately controlled wall lights. Centrally positioned beneath the chandelier is a fine large pedestal extending table, maximum size: 1.20m wide x 3.00m long x 0.81m high, in the French style, with 11 matching upholstered dining chairs, 2 of which are carvers. General access to the room gives at least 1.00m wide clearance. 
  • •The floor covering for this room is carpet (80% wool short pile) in pink, to match the dado panels and curtains surrounding the room. 

Amdega Conservatory

  • •The 8.7m2 Victorian style Conservatory is accessed from the Dining Room via 2.00m wide fully glazed inward opening French Windows. Access to the front garden from the Conservatory is provided by ¾ glazed outward opening French Windows 2.15m wide.
  • •The wooden floor is complemented with a central rug carpet.
  • •A 5 piece high backed cane suit completes the furnishings.

Lounge 

  • •The 20.00m2 Lounge is accessed from the Inner Hall via 0.85m wide inward opening door.
  • •The room, with large southerly facing bay window, is well lit with a large 5 stem glass chandelier along with supplementary table and standard lamps.
  • •The original polished oak floor is the surface of choice.
  • •A Victorian style open fire with slate hearth and 1.0m wide sash window with seat complete the room.
  • •Main seating is provided by a matching suite comprising 2 three seater and 1 two seater settees.
  • •There is a TV with remote control and CD player and Video Recorder.

Inner Hallway and Staircase

  • •A 8.72m2 area with access to Vestibule, Lounge, Dining Room, WC
    and Central Staircase.
  • •The Pitch Pine Open Newel Staircase is 0.86m wide, with balustrades at 0.90m high. There are 8 standard treads to a 0.9m x 0.90m quarter landing, a middle flight of 4 treads to a repeat quarter landing and 4 further treads to the first floor main landing, 2.00m x 2.40m, from which 4 bedrooms and the main bathroom radiate.
  • •The under stairs closet is used to store various utility items. 

Bedroom 1

  • A 16m2 room (4.29m x 3.73m including ensuite), with 2 sash windows.

  • •There is a double size divan bed with built in headboard and wardrobe surround. Bed width 4’ 10” with a 4’-6” mattress, plus a memory foam bed topper.
  • •All bedding is Egyptian cotton or percale with non feather pillows and quilt.
  • •The space to the left of the bed is 0.40m. The space to the right of the bed is 0.40m.
  • •The main room light has a switch at the door typically 1.40m high. There are two separate alcove down lighters situated above the bed, switched from above the headboard.
  • •A 0.70m wide inward opening door leads to the rear hallway, and from there to a separate ensuite bathroom (3 piece) via 0.70m wide inward opening door to reveal:

Self- catering kitchen

  • •Access to the Kitchen is via 0.80m wide half glazed door directly from the Utility / Laundry Room, and otherwise via 0.85 wide opening from the Games Room.
  • •When entering from the Games Room, immediately on the right hand side wall are the light switches which operate the halogen ceiling lights at a height of 1.40m. Directly beneath which is the wall mounted fire extinguisher at 1.20m high. At the opposite end of the galley kitchen is the main boiler, the touch button controls for which are 1.30m high. Above the 8 burner hob / cooker is a wall mounted extractor fan operated by pull switch at a height of 1.60m.
  • •The work surfaces are 0.93m high and 0.62m deep. The width between the units is 0.84m. The sink and gas hob are also at 0.92m high.
  • •The electric double oven and grill, integral too and situated directly beneath the gas hob, has a grill height of 0.76m,fan oven height of 0.50m and second oven height of 0.76m.
  • •11 drawer line base cupboards and 5 wall cupboards surround the kitchen, the lowest shelf of the base cupboards being 0.17m high, the highest shelf of the wall cupboards being 1.60m high. Catering standard. Glasses, cups and crockery etc are stored in these cupboards.
  • •There are 2 integrated appliances in the kitchen namely:
    • oDishwasher with electronic push button control.
    • o3.5 cu ft refrigerator with 4* ice box at 1.6m high. The highest shelf being 1.60m high with the lowest being 0.4m high.
