 INTRODUCTION

Ash Cottage is situated in the sleepy village of Bouth, which is an attractive, peaceful place to stay and within easy reach of Lake Windermere and the town of Ulverston

PRE ARRIVAL

All enquiries, bookings etc; are handled by Lakeland Cottages Co (LCC) who have an excellent website and provide comprehensive information on the cottages and their facilities. The nearest bus stop is on the main road (A590) approximately 2 miles away. The nearest train stations are Ulverston or Grange-o-Sands both approximately 8 miles away. The nearest taxi service is 2 miles away at Beck Barrow. There is a taxi firm called Blue Works Taxi’s but they are not a large operation and at peak times pre-booking is advisable.

LOCAL FACILITIES

Greenodd Village is approximately 2.6 miles and a 7 minute drive from the property and provides the following services;

Petrol Station

Post Office

Village Shop (Local newspaper delivery available)

Fish and Chip Shop

Bakery

Butchers

The nearest supermarket is Booth’s which is approximately 5.3 miles from the cottage and a 10 minute drive.

The historic town of Ulverston is approximately 6.3 miles from the cottage.


ARRIVAL AND CAR PARKING FACILITIES

Full directions and parking at the cottages are supplied by LCC.

Parking to the right of the cottage on slate hard-standing and is shared with Yew Tree Cottage. Room for 1 car per cottage.

Access to the cottage via front door via a step 5”/13cm high.

The cottage door is 37”/94cm wide x 70”/178cm high and leads into a hallway.

From the hallway there are four doors 27”/88cm wide x 78”/198cm high.

1st leads to a small changing room which is fitted with;

A wardrobe with hanging space and three drawers

A set of three drawers,

A set of two drawers

A single chair.

2nd door leads to the main bathroom with bath 21”/54cm high, basin 32”/81cm high and toilet 16”/41cm high with 47”/120cm of clear space in front. Shower is situated above the bath

with screen.

3rd door leads to a double bedroom. Bed 24”/61cm high with 18”/46cm of space around the bed. Two bedside tables, two reading lamps, one wardrobe with hanging space and 7 shelves and one single chair.

4th door leads to the garage. Ideal for storing bikes, Laundry facilities are at the rear of the garage with floor standing washing machine, floor standing spin dryer and a sink with worktop 36”/91cm high.

From the hallway there is a staircase 24”/61cm wide with 12 steps. Leads to the 1st floor open plan sitting/dining room/kitchen.

Kitchen has a tiled floor, units on three sides and wall units on two sides. The worktops are 36”/91cm high with and electric hob/double oven. There is a microwave on the worktop, a fridge with freezer compartment and a dishwasher. There are various other electrical appliances available.

Dining area has circular extending dining table with 4 chairs and is adjacent to the kitchen.

Sitting room has a 2-seater settee and 2 separate easy chairs. Also;

32” flat screen TV. Separate freeview and DVD player.

From the sitting room. A door 27”/69cm wide x 73”/185cm high leads to a second double bedroom with bed 24”/61cm high and there is 26”/66 free space at each side and 23”/58cm at the end of the bed. Also;

1 set of 3 drawers

1 blanket box

The door into the en-suite is 26”/66cm wide x 78”/198cm high. En-suite has a walk in shower cubicle with door 27”/69cm wide.

 Wash basin 32”/82cm high.

Toilet 15”/38cm high with 21”/53cm of space in front

 

Bedding in all rooms is cotton with non-allergic quilts and pillows.

 

Heating is controlled by thermostat in the hall. All radiators have separate thermostats for temperature control.

 

In the sitting room there are steps leading up to a mezzanine area . These steps are very steep and for health and safety reasons this area is blocked off.

 

GROUNDS AND GARDEN

Gardens are accessed via 2 patio doors from the cottage (each door is 29”/74cm wide). Down 2 steps 56”/143cm wide x 8”/20cm deep or alternative access via steps at the side of Yew Tree Cottage-10 Steps 36”/92cm wide x 7”/18cm deep high then through gate 41”/104cm wide.

The garden is on three levels each with steps 43”/119cm wide x 8”/20cm high up to each level..Also;

Please note extra care should be taken in wet weather as steps and paving can become slippy.
