Access Statement for 1 Woodheads

 

Introduction

Woodheads is a Regency style villa set on a hill with views over the town of Grange over Sands, the Morecambe Bay estuary and the Pennines beyond. The town centre is a 5 minute walk away. The house is divided into two spacious apartments with 1 Woodheads having the ground floor garden flat overlooking the bay. It sleeps 4 people in two double bedded rooms. The interior is arranged on two levels: the entrance has one step down onto the first level which houses the open plan kitchen/diner/lounge, utility, toilet, bathroom, hall and 1 bedroom; the second level is reached from the hall down four steps into the 40ft lounge/diner off which is the second bedroom. There is a separate shower in the bathroom with one step over. Outside, the glass and slate-roofed verandah runs the length of the house and is reached through French Windows from the lounge or a glazed door from the bedroom and is one step down; the garden is laid to lawn with shrubs and is reached via a further three steps down.

 

Pre-Arrival

  • How to reach us:
  • The address is 1 Woodheads, Grange Fell Road, Grange over Sands, Cumbria. LA11 6AF.
  • By Car: A journey planner will get you as far as Grange Fell Road successfully - but then you will need these directions. If you are coming through the town you join Grange Fell Road at the crossroads with Kents Bank Road and continue up the hill and pass Fernleigh and Highfield Roads on the left, then a private drive, then it's the next driveway on the left marked Woodheads. It is a shared private driveway and you go down to the bottom, passing The Barn on the left, The Dingle and Patch House on the right, and park in one of the two bays enclosed by metal estate fencing. The driveway is single track, windy, and is edged with rocks and stone walls in parts.
  • By Train: 1 Woodheads is 1.2km/ 0.75 miles from Grange-over-Sands station. If you require a taxi it is best to pre-order one, see contact information.
  • By Plane: Nearest airport is Manchester. There is a good train service from the airport to Grange over Sands.
  • By Bus: Nearest bus stop is Grange Post Office which is 0.3km away.

 

Key Collection, Welcome and Car Parking

  • The key is located in a key safe. The key code will be provided upon booking.
  • There is space to park 2 cars in a parking area at the bottom of the driveway enclosed by metal estate fencing. Please park tidily up to the railings as the neighbours use part of the space to turn. It is easier if you drive in forwards and reverse out. Then you can see the edge of the railings. There is a large drop at the other side of the railings.
  • If you arrive after dark then you will need a torch to help light your way to the courtyard from the parking area. The car park has two solar lights marking the edge of the area.
  • Turn right on foot out of the car parking space and walk to the end of the courtyard passing some stables on the left and the Coach House on the right. Head towards the building with the glazed porch at the end of the courtyard where you will find French Windows through which you enter the property. A motion sensor light in the courtyard and under the porch will light your way. The entrance area has been laid with slate flagstones.
  • Both carpark and courtyard are partly gravel and partly tarmac and the surface is uneven in places.

 

Entrance to Property

  • The front door consists of French Windows 130cm/51 inches wide each door being 65cm/25.5 inches wide.
  • The doors open out into the courtyard.
  • There is one step down into the property.
  • The entrance is well lit by motion sensor lights either side of the door.
  • The floor covering inside the entrance is wood on the step giving on to a large rug in the kitchen/diner.
  • There are two planters either side of the door.
  • There is a coir doormat in front of the door 170cm x 40cm.

 

Halls, Stairs, Landings, Passageways

  • Lit by combination of ceiling spotlights (dimmable) and table lamps.
  • Floor is wooden with long rug runner which can be taken up.
  • Doors giving on to hall are minimum of 74cm/29" wide.
  • Hallway is 79cm/31" wide at narrowest part leading to bathroom/bed and 8ft wide at widest part leading to lounge.
  • Hallway contains some furniture but passageway width is at least 79cm/31".
  • The second bedroom is reached through the lounge.

 

Sitting Room/Lounge

  • The hallway leads through French Windows that open into the hall, down 4 wooden steps with grab rail, to the lounge.
  • The flooring is wooden floorboards with a small deep pile hearth rug.
  • There is a mix of seating with a sofa and two soft chairs with feather cushions, and dining chairs without arms.
  • There is a dining table with armless chairs. Two dining chairs with arms are in the kitchen.
  • Other furniture includes a piano, two side tables and an upholstered footstool.
  • There is a wood burning stove set back in the stone fireplace sitting on a hearth.
  • There is a widescreen digital television with remote control, subtitles, and a DVD player.
  • Lighting is natural daylight and by night wall lights (controlled by dimmer) floor and table lamps.

 

Dining Room

  • The kitchen/diner is a double room with one side containing the kitchen and dining table and the other a seating area around the open fire.
  • The dining table has 6 chairs with padded seats that have no arms.
  • The table has legs on each corner, it is 650mm/ 25.5 inches from floor to lowest point of table (under space) and is 780mm/ 30.5 inches high
  • There is free space around the table.
  • Lighting is by natural daylight and there is an overhead light and ceiling spots.
  • Flooring is slate flagstones which are slightly uneven in parts.

Kitchen / Lounge / Entrance

  • The kitchen/diner is off the hallway.
  • The door opening from the hallway is 74cm/29".
  • There is a range cooker with two electric ovens. The oven doors open sideways and the handles are 56 cm/ 22 inches and 75cm/ 29.5 inches off the floor. There is a separate grill and the handle for that is 75cm/ 29.5 inches off the floor. The gas hob is 92cm/ 3 feet above the floor.
  • Worktop and sink are 93cm/ 36.5" above the floor.
  • There is a dishwasher.
  • Cordless kettle rotates 360 degrees.
  • The kitchen area is evenly lit with ceiling spots and one overhead light.
  • The fridge/freezer and microwave are housed in the utility room off the kitchen. See separate details.
  • Glasses and crockery can be moved from higher cupboards to lower cupboards if required. Please arrange on booking.
  • There is a seating area at one end of the kitchen/diner with a bench seat and an armchair surrounding an open fireplace.
  • There is also an upholstered foot stool.
  • The flooring is wooden with a large rug covering it.  There is a hearth rug.
  • The lighting is by daylight and dimmable spots, ceiling light, and table lamp.
  • At the outside entrance to the kitchen there is a coat rack, basket for muddy boots, two carver dining chairs and a side table.

 

Bedrooms and Sleeping Areas

  • Bedroom 1 is located off the hallway and next to the bathroom. The doorway is 82cm / 32.5 inches It has a king sized bed, bedside tables, a dressing table and chair, and a hanging rail and shelves for clothes. The hanging rail is 170cm/67" high. The bed is 60cm/ 23.5" above the floor. The floor is carpeted. There is natural daylight, a ceiling light and two bedside lamps. The furniture can be moved. The doorways and walls are painted white.
  • Bedroom 2 is located off the lounge and being at the front of the house has a glazed door out to the verandah. The bedroom doorway is /82cm 32.5 wide. The glazed doorway is 34" wide and has bolts top and bottom. It has a king sized bed, bedside tables, a dressing table, a bedroom chair, a desk, and a hanging rail and shelves for clothes. The hanging rail is 165cm/ 65" high. The bed is 61cm /2 feet above the floor. The flooring is wooden floorboards with one sheepskin rug by the bed. The furniture can be moved. The doorways and walls are painted in a light colour.
  • The duvets are feather, and the pillows are both feather and hollow fibre.

 

Bathrooms, Shower-rooms and Toilets

  • The bathroom is reached via the hallway on same level.
  • Door opening 79cm / 31"
  • Separate shower with a step over to get in. Shower door opens out. Opening width 56cm / 22". The shower fan is operated by a pull switch outside the shower - the height of this is 120cm / 47 inches and can be lowered.
  • Toilet with soft closing lid - height of seat 43cm / 17"
  • Wash basin height 81cm / 32"
  • Bath with mixer tap and hand held shower attachment.
  • Flooring is slate tiles.
  • Lighting - ceiling spotlights in shower and toilet area and central ceiling light in bathroom/sink area operated by light switch outside the bathroom door. There is a separate vanity light over the sink with a pull switch at height 175cm/ 69 inches.

  • The utility room is accessed via a door from the kitchen.
  • The door opening is 67cm/ 26.25" wide.

Garden

  • A verandah runs across the length of the building with access from the lounge and second bedroom. There is a step down to it.
  • Two sets of French Windows lead onto the verandah from the lounge. Access from the bedroom has been covered.
  • The verandah is 71" / 180cm wide at narrowest point and 91.5"/ 233 cm wide at widest point.
  • The flooring is slate flagstone and is uneven in places.
  • There is an outdoor light over one of the doors. There is also light from the street lamp on the roadside of the wall.
  • Two Adirondack chairs and two teak loungers and a coffee table are provided.
  • There are 3 steps down to the lawned garden. There are flower beds around the sides of the lawn.

  • This lawn currently leads onto a private garden with patio and pond area. It will be fenced off in due course.
