This beautifully converted barn, which is packed with character, benefits from a spectacular location in the heart of the Lake District National Park. Located less than 1 mile from the shores of Coniston Water, one of the park’s largest ribbon lakes, you’ll find a whole host of lakeside walking trails to explore and ample opportunities to get out on the water. The property is also just 9.5 miles from the adventurer’s paradise of Grizedale Forest.

The pretty property is located on a small farm, accessed via a steep narrow hill. The rural location ensures peace and tranquillity, and you’ll find a fabulous selection of countryside walks directly from your doorstep. The barn is full of charm, with soft furnishings creating a homely atmosphere. The open-plan lounge/kitchen on the first floor is a lovely sociable space during the early evening, as the dinner is being prepared. Outside, soak up the peaceful setting with a glass of wine on the bench to the front of the property.

From the boating centre, just 1 mile away, you can hire a multitude of vessels to get out on the water, including rowing boats, motorboats, canoes and paddleboards. There are several mystical islands on the lake, so why not row out to one of them for a romantic picnic? Alternatively, enjoy a relaxing jaunt on the elegant Victorian steam yacht gondola, where you can travel in style in the luxurious saloons. The scenery around Coniston Water is truly spectacular. In fact, renowned Victorian philosopher John Ruskin declared the view over the lake to be ‘the best in all of England’. To get a different perspective, climb to the top of The Old Man of Coniston (1 mile away). Towering over the village at a height of over 800 metres, the far-reaching views are breathtaking.

We loved our week at Heathwaite Farm - the location is stunning and the accommodation beautiful. Set in the hills above Coniston it felt like a private sanctuary away from the business of the village. What a lovely place to stay, set in wonderful surroundings. The converted barn was immaculate and the three of us and our two dogs took no time at all to settle in. Matt and his family showed fantastic hospitality and gave us a helpful insight into walking routes in and around the Coniston area. If youre looking for quality accommodation close to the Lakes but not in the bustle of Keswick or Ambleside then this is the place. 2ft thick cottage walls give warmth, comfort and quiet. Spotlessly clean, spacious and beautifully located, we have had a really lovely couple weeks. Highlights of the location included stunning views, walks from the door, watching deer, listening to owls, seeing bats and being in time to see this year's swallows take their first wobbly flight.

We have stayed at Heathwaite at least 20 times. So clearly there is great deal that we like about the place. The recent refurbishment was long over due and the result is a great improvement. Having the owners on site for the first time since about 1998 gives that personal touch that was lacking..

We loved staying at Hay Barn at Heathwaite Farm. We first came in Summer 2020, booked again for 2021 and have already booked for 2022! The location is stunning and we have loved the walks from the cottage up the Coniston fells. Coniston is a great village with lots of amenities and our children loved spending time on Coniston water too. Matt's hospitality was amazing and the cottage was ideal, clean and most comfortable. With many hiking trails starting at walking distance, it is the perfect spot for all types of holiday makers. I highly recommend them.

The cottage had just been renovated so beautifully fitted out inside. Great view of coniston from dining room window and lovely picnic bench which caught the early evening sun for a post activity relaxing drink. If you want peace and quiet, this is the perfect cottage. The track leading to it is challenging, but that is why we go to the lakes. The new owners are lovely as well.

Stayed in this beautiful cottage for 6 nights. Directions given made it easy to get to. Beautiful views from the cottage that look over Coniston Water. Out of the way of the village so it was amazing to switch off and relax! Would highly recommend staying here.

A picturesque location and a cozy property. The farm is up a reasonably steep hill, so expect a decent walk each morning/evening by default! This makes it feel secluded and gives stunning views over the lake, plus a head-start on walks up the Old Man. A very good size for 4 people. The twin room also worked well as a double.

Great cottage in a great location so 10/10 on those aspects for access to walks and a fantastic view. Sadly the maintenance of the property is poor so don't expect everything to work. The property is in the process of being sold which probably explains why the upkeep of the property is not being focused on. We stayed at Hay Barn in early August 2020. We really enjoyed this lovely cottage - the views over Coniston Water and the Old Man of Coniston are stunning. As a village Coniston has a lot to offer. We were able to eat in the local pubs and restaurants and the shops met all our needs. We loved this cottage and have booked again for next May.

Lovely location, Beautifull barn,very spacious, peacefull and quite. Amazing views. Kids loved flying kites from the top of the hills, chasing sheep and exploring the surroundings. Coniston is about 20 min walk downhill and after the pub dinner about 30-35 min up the hill back to the barn while carrying a toddler:). Beautiful barn conversion. The photos do not do the place justice. It is lovely and spacious, very well decorated and extremely comfortable. We really enjoyed our stay and did not want to go home.
