This beautifully converted barn, which is packed with character, benefits from a spectacular location in the heart of the Lake District National Park. Located less than 1 mile from the shores of Coniston Water, one of the park’s largest ribbon lakes, you’ll find a whole host of lakeside walking trails to explore and ample opportunities to get out on the water. The property is also just 9.5 miles from the adventurer’s paradise of Grizedale Forest.

The pretty property is located on a small farm, accessed via a steep narrow hill. The rural location ensures peace and tranquillity, and you’ll find a fabulous selection of countryside walks directly from your doorstep. The barn is full of charm, with soft furnishings creating a homely atmosphere. The open-plan lounge/kitchen on the first floor is a lovely sociable space during the early evening, as the dinner is being prepared. Outside, soak up the peaceful setting with a glass of wine on the bench to the front of the property.

From the boating centre, just 1 mile away, you can hire a multitude of vessels to get out on the water, including rowing boats, motorboats, canoes and paddleboards. There are several mystical islands on the lake, so why not row out to one of them for a romantic picnic? Alternatively, enjoy a relaxing jaunt on the elegant Victorian steam yacht gondola, where you can travel in style in the luxurious saloons. The scenery around Coniston Water is truly spectacular. In fact, renowned Victorian philosopher John Ruskin declared the view over the lake to be ‘the best in all of England’. To get a different perspective, climb to the top of The Old Man of Coniston (1 mile away). Towering over the village at a height of over 800 metres, the far-reaching views are breathtaking.

We very much enjoyed our stay at Heathwaite Barn -perfect location straight onto the fells with a stunning view of lake coniston, lovely clean and spacious accommodation and the owners were lovely too. Wouldnt hesitate to recommend.

Really lovely cottage, the owner Matt was so nice and helpful. Very clean and had everything we needed. Location is very quiet and a great starting point for walking up the Old Man of Coniston. It is up a serious incline from the village which feels quite hairy to drive up.

Perfect location for country walks and water sports, easy access to Coniston Lake. Owners friendly but not intrusive. We had a great week and would recommend this property for those who want a relaxing holiday, with picturesque scenery. Also ideal for those who enjoy sup boarding.

Lovely property with quality kitchen and wood burner. Bed comfy and very quiet. Idyllic location thats ideal for climbing old man of coniston. Owners were very friendly and my son adored their cat Olive who was also friendly!

Lovely cottage and lovely owners to interact with, never felt uncomfortable throughout the stay. Only issue I have which the owners are unable to fix is the hill that has to be negotiated when coming back to the farm from coniston, it's no trouble in the car but makes you think twice about going into the village for a meal. Highly recommend this beautifully presented cottage. The lovely host's welcome package of biscuits, fudge, milk and coffee pods was much appreciated. The views from both the front and back are gorgeous. The approach to the farm is steep, narrow, potholed and two way with very few to no passing places, though very quiet. The walks directly from the Read morefarm are endless, breathtakingly beautiful, and quiet. The cottage location was close enough to walk to local pubs and shops, steep climb home mind! Hide

We had a lovely weeks stay at Hay Barn Cottage. The property is located in beautiful countryside with stunning views! We could walk out straight from our doorstep! The property is first class, we couldnt fault it.
