Beautiful ground-floor apartment with stunning views over Esthwaite Water and enjoying a prime location in a country estate house. Surrounded by mountain views and miles of scenic walks, this apartment offers an idyllic retreat as well as having plenty to discover for those that enjoy an active holiday. The village of Hawkshead is 1.5 miles away and is home to the Beatrix Potter Gallery, shops, including a lovely deli, and a choice of pubs. Why not enjoy one of many stunning National Trust attractions such as Hill Top Beatrix Potters Farmhouse retreat or Claife viewing station with panoramic views from the monument which was built in the 1790s.  Lake Windermere and Coniston Water are within 6 miles, where it is possible to take boat trips and try your hand at a range of water sports.

Enter the ground-floor apartment, which was redecorated in 2022, and you will find a private hallway leading to the light and spacious open-plan lounge/diner which enjoys far-reaching mountain views. There is an electric fire and Smart TV which are surrounded by a sofa and two armchairs, perfect for a family night in. The dining area offers amazing views throw the bay window and out across the water. Next is the kitchen which is well-equipped. The property has three bedrooms, each with an en-suite, a master bedroom double bedroom, a twin bedroom and finally a single bedroom.

Outside, the estate enjoys 40 acres of shared gardens and woodland, to which guests have full access. Younger guests will enjoy the play area, with swings, a climbing frame, and outdoor table tennis tables plus pitch and putt golf.

Sleeps 5 with 3 bedrooms with 3 ensuites was a good level of provision. Flat is part of a lovely house set in its own wooded grounds, everything is fresh and tidy, being recently rewindowed and repainted. Good amounts of hot water and heating. Well equipped and furnished. We stayed at Broomriggs 4, it is immaculately clean and well equipped, the kitchen had everything needed. Beautiful setting with far reaching views over the lake, quiet setting, with beautiful well kept grounds. Ideal location for walking and visiting the main towns in the lakes. Alec the warden was super friendly and helpful.

This property is beautiful inside and out. The layout was perfect for us. My daughter, husband and young baby in the double room had use of the lounge and kitchen when they were up early without disturbing me and my other daughter the other side of the hall. The views are fantastic with no roads or light pollution visible you really feel that you aRead morere away from it all. We really enjoyed our stay at Broomriggs 4. We are a family of 5 and found the accommodation really comfortable. The children enjoyed having the rowing boats on the lake. We walked to Hawkshead as well as Hill Top Farm & Claife viewing station and from there took the ferry across to Bowness-On-Windermere. We really loved the location of this property and easy access to walks right from the lovely garden across to Near Sawrey to visit Hill To, a National Trust property. One niggle was decorators were on sight Monday and all week refurbishing the flat above us so it was quite noisy above the bedrooms from about 8:30 am.

Excellent location and accommodation suited us well (have stayed here before). Well equipped, cosy and warm with good loads of hot water needed after a big cold/wet day out. Our third great stay at Broomriggs. Chose number 4 as more space than some of the apartments with three ensuites Well equipped and refurbished to a good standard. Drying room with washer/dryer. Wonderful, comfortable property in a gorgeous location. Views across the lake were amazing. Everything available for a family of 5 to self cater comfortably. Our accommodation was absolutely spotless and extremely comfortable, a real home from home.
