This cottage is situated in the village of Hawkshead, known for its connections to Beatrix Potter and William Wordsworth. There are several National Trust properties here, amongst the traffic-free villages narrow streets and flower-filled passages, and a range of pubs in which to enjoy a homecooked lunch or a quiet pint. The village is within easy driving distance of two the region’s most famous lakes: Windermere and Coniston Water, each offering a range of activities both on and off the water.

This contemporary cottage offers family-style accommodation across two floors. On arrival at the property, guests will first come to the porch which leads into the open-plan living space, the lounge/kitchen/diner. In this stylish room, they will find a dining table seating four, as well as comfortable seating in the lounge area, which has a TV and DVD. French windows from here lead out to the property’s patio garden. The kitchen area is separated from the dining area by a breakfast bar with high bar-style seats. The kitchen itself is well-equipped with an oven, hob, fridge, microwave, dishwasher, and washer/dryer. Stairs lead to the first-floor accommodation: two bedrooms and a bathroom. The master bedroom has a king-size bed and benefits from a contemporary en-suite shower room with WC. The other bedroom is an attractive twin room. The bathroom has a shower over the bath and WC. There is a small freezer located under the stairs.

Outside, there is a secure enclosed patio garden to the rear of the property, which has garden furniture, making it a great place to relax with a drink or perhaps enjoy an alfresco meal.

Cottage is in a great location, its got all the facilities you need for a comfortable stay. Showers are excellent.

Lovely property in the heart of the lakes. Bonus was the parking which is a big bonus. We had a blip on arrival but was quickly and professionally sorted. Be aware the heating cannot be controlled by guest and doesn't come on until 4.30pm and no secondary heating which could be an issue if like us one if your group is infirm

Great location, few minutes walk into Hawkeshead. Very quiet. Very nice and comfortable cottage. Fully equipped with anything you might need. Nice little outdoor seating area at the back, but the garden furniture needs an update. Only 1 parking space. 9 overnight parking in the main car park .

Comfortable cottage on the outer boundary of Hawkshead. There is no storage in the 2nd bedroom at all and therefore I would say the house is suitable for 2 adults and 2 children. Overall, a comfortable and relaxing house with plenty downstairs space. Parking can be a bit tight.

This is a beautiful cottage in the heart of the lakes. It's well equipped, spotlessly clean and the decoration and furnishings are lovely. Very peaceful location, with great local pubs and some delis with delicious food and gingerbread. Loads of walks nearby and in easy reach of all of the National Trust properties the lakes has to offer. Would Read moredefinitely recommend staying here and we would come back! Hide

Lovely welcome pack on arrival and handy cleaning pack with dishwasher tablets. Location was exactly what I have wanted, park the car up and walk into a lovely village and stay local. Will be back.

A wonderful location! Hawkshead is a wonderful village. The property has ample space, comfortable beds and sofas, with a great dining space. Parking is tight, but very possible with a small or medium car. I would of given 5* unfortunately the bathroom toilet still had mess in it and the dishwasher & washer/dryer had items left in them, apart from that the property was well looked after/maintained & comfortable, there were 2 concerns, the front door was noisy closing, no control over the heating even when you come in socking cold & wet, I'd like to gRead moreive a big thankyou to the owner for allowing an extension of 2 nights on the stay. Well equipped, comfortable and roomy. The cottage met all our requirements. However, the wardrobe in the main bedroom was a children's wardrobe which did not take full coat hangers.

Really enjoyed our stay in this lovely little cottage which was well equipped, comfortable and in a central location in the village. Hawkshead is a such a pretty place with good pubs and food. The weather being fantastic was the icing on the cake. We will definitely be back.

Great cottage. Location ideal- quiet village with pubs and a co-op. Quiet cul-de-sac with parking space. Comfortable sofas and beds. Warm and cosy to return to after a day's walking. Highly recommend.

Fantastic cottage comfortable warm well furnished and equipped defiantly return parking for one wasnt an issue for me not sure about if you had a very big car fine for normal car.

Cosy and clean cottage, well furnished, very quiet surrounding, parking in front of the house, pubs, grocery store and bus stop within two minutes walking distance. A perfect starting point to explore the Lake District. We absolutely enjoyed our stay at Kings Yard 11! Highly recommended!

Such a gorgeous cosy cottage. Everything you need in the kitchen. Pretty bedrooms with comfy beds. Showers work really well, powerful and hot, although the water takes awhile to run away in the en suite. Heating worked well warming the whole cottage on chilly evenings. Nice welcome gifts. Small court yard of cottages in Kings Yard, so parking is a Read morebit tight but allocated space is manageable. Hide

A very comfortable, lovely cottage to stay in situated a quiet spot in a pretty village. Very clean and well decorated. In a ideal prime location for visiting the Lake District for both walking and sight seeing. Would not hesitate to recommend or visit again.
