Grammar School House offers the perfect location for family holidays in the northern Lake District. It is ideally suited for easy access, being 7 miles into the National Park from Penrith. Yet it is off the tourist trail and offers peace and seclusion. A mile from the shores of Ullswater, you can have plenty of fun in and on the water, walks onto high fell and mountain, with the perfect house to come home to relax and unwind after your day’s activity.
From the house, a delightful walk takes you through fell and woodland, with stunning views out over Ullswater, to Aira Force, probably the most famous of the Lake District waterfalls. The main force falls some 70ft below a stone footbridge - so don't forget your camera.
The local views are inspiring and Ullswater is thought by many to be the most beautiful of the lakes. There is easy access to both shores as well as to Keswick and the western Lake District.
To the southern end of the lake, 6 miles away, lie the villages of Glenridding and Patterdale offering a good selection of little shops and inns. From you here can go on to explore Grisedale and Helvellyn, or begin the scenic walk along the eastern banks and fells of Ullswater, taking you all the way all way to Howtown and considered to be one of the finest trails in the Lake District.
Travel north about 3 miles to the head of the lake and you have Pooley Bridge with its pier for the famous Ullswater Steamers, a few shops and three pubs. A little further afield, about ten miles, you come to the popular town of Keswick, set on the shores of Derwent Water. There are lots of shops, cafes, restaurants and inns, along with attractions and museums, all well worth a day out.
Grammar School House
Set in one of my favourite locations, Grammar School House is spacious and well equipped, standing in its own private and quiet garden, with lawn, a small wooded area and a large pond. Here, in the grounds, wildlife abounds and rare red squirrels are often to be seen scurrying in the trees, along with a variety of birds.
Built 150 years ago as the local school, there is an interesting history and the headmaster’s log is a quaint testament to this. It has been completely refurbished and newly furnished throughout to suit modern tastes and comfort.
The very large kitchen is the heart of the house with its aga, rustic furniture, soft leather sofa and large plasma TV. Wide, glazed doors look out to the garden, and the whole makes for perfect lazy lunches and cosy dinners, long into the night.
There are two sitting rooms for you to spread around and relax. Both comfortably furnished, one has a further TV, the other a piano along with a luxurious massage chair.
Wi-Fi and Sky TV will further enhance the comfort and enjoyment of your stay.
Upstairs the bedrooms are large and spacious. Two are king sized double rooms, one of these having an en-suite shower, with the remaining two rooms offering twin beds. As well as the en-suite shower room, there is a family bathroom and a further shower room.
For me the owners have provided the perfect house to both holiday at, and as a base for exploring the magnificent countryside, lake and villages. Whether you come for holidays with family and friends, or are gathering for reunion or celebration, I am sure Grammar School house will please, leaving happy memories of your stay.

"Having stayed in many self catering cottages we have to say that this is the best equipped house we have come across. We found ourselves saying “how good is…” so many times, we lost count. You’ve clearly been very thoughtful thinking about how to make this “home from home”. It was also very baby friendly – having a very inquisitive and cruising toddler this was very much appreciated! Thanks very much for a lovely stay – we would love to be staying longer!!"
